| زیستپذیری شهری، از ارکان توسعۀ پایدار، از چالشهای ناشی از مشاغل ناسازگار (فعالیتهایی با اثرات صوتی، بصری، ترافیکی و زیستمحیطی فراتر از آستانۀ تحمل همجواری) آسیب میبیند و کیفیت زندگی را کاهش میدهد. این پژوهش کاربردی - توسعهای با طرح توصیفی - تحلیلی، افت زیستپذیری را در بلوار ۲۹ بهمن تبریز (محوری پرتراکم خدماتی - صنعتی) واکاوی و راهکارهای ساماندهی را ارائه میکند. ضرورت مطالعه از پیامدهای محیطی (آلودگی صوت، آشفتگی منظر، بو) و اجتماعی (کاهش دسترسی ایمن به فضاهای عمومی و تضعیف حقوق شهروندی) ناشی است. هدف، شناسایی دقیق عوامل افت و تدوین راهبردهای مکانمحور مبتنی بر شواهد برای ارتقاء کیفیت محیط است. پژوهش به پرسش چگونگی ارتقاء زیستپذیری این محور از طریق مدیریت بهینۀ مشاغل ناسازگار میپردازد. دادهها از مطالعۀ اسنادی، مشاهدات میدانی نظاممند و توزیع ۲۰۰ پرسشنامهٔ ساختاریافته میان ساکنان و عابران گردآوری شد؛ تحلیل در نرمافزار SPSS با آمار توصیفی انجام و پاسخهای باز بهصورت کدگذاری مضمون بررسی شد. نمونهگیری میدانی تصادفی سیستماتیک و مقیاس سنجش پرسشنامه پنجدرجهای لیکرت بود. یافتهها تعمیرگاههای خودرو، تعویضروغنیها و انبارها/گاراژها را منابع اصلی مزاحمت معرفی میکنند که آسایش محیطی، پیوستگی حرکت پیاده و کیفیت منظر خیابان را در مقیاس کریدور تضعیف میکنند. بر این مبنا، انتقال تدریجی و برنامهریزیشدۀ این مشاغل به شهرکهای صنعتی یا تجمیع آنها در مراکز خدمات خودروییِ مجاز خارج از پهنههای حساس، تقویت نظارت نهادی و بازطراحی هدفمند جبهه و کاربریها بهسوی فعالیتهای عمومیِ پیادهمدار پیشنهاد میشود؛ راهبردی که ظرفیت ارتقاء معنادار زیستپذیریمحور را فراهم میکند و با اهداف توسعۀ پایدار شهری همسو است. | ||

| This study adopts an applied–developmental and descriptive–analytical approach to investigate the underlying causes of reduced livability due to incompatible occupations along 29 Bahman Boulevard in Tabriz—a corridor characterized by a high concentration of service and industrial activities—and proposes practical strategies for their reorganization. The necessity of this research stems from the adverse environmental (noise, visual, and ecological pollution) and social consequences (limited access to public spaces and the infringement of citizens’ rights) associated with these incompatible activities. The primary objective is to accurately identify the factors contributing to decreased livability and formulate evidence-based, place-oriented strategies for enhancing the quality of the urban environment. To address the central question—“How can the optimal management of incompatible occupations improve the livability of 29 Bahman Boulevard in Tabriz?”—data were collected through documentary studies, detailed field observations, and the distribution of 200 structured questionnaires among residents and pedestrians in the area. Data were analyzed using SPSS software through descriptive statistics and thematic analysis techniques. The findings identify automobile repair shops, oil change stations, and storage units/garages as the main sources of disturbance. The results further suggest that the gradual and systematic relocation of these activities to designated industrial zones, strengthening institutional oversight mechanisms, and purposefully redesigning land uses toward public-oriented functions possess strong potential for significantly enhancing the livability of the area. These insights offer valuable guidance for urban planners in advancing the goals of sustainable urban development. | ||
