| چکیده | ||
| مسکن مناسب، جزء اولین نیازهای بشر بوده است و کیفیت آن یکی از مؤلفههای مورد نظر انسان در ساخت آن است. امروزه به سبب گسترش شهرنشینی، به تأمین نیاز مسکن و ارتقاء کمی آن بیش از مسائل کیفی و مطلوبیت مسکن توجه شده است، این موضوع در مسکن حاشیۀ شهر که با مشکل کمبود مسکن روبهرو هستند، بیشتر نمود یافته است. بنابراین ضرورت توجه به مؤلفههای کیفی تأثیرگذار بر مطلوبیت مسکن در حاشیۀ شهرها بیشتر از زمانهای دیگر اهمیت خود را آشکار میسازد. ازآنجاکه ابعاد کالبدی عینیترین موضوع در ارزیابی و برنامهریزی مسکن است؛ لذا هدف از انجام این پژوهش تبیین و تحلیل مؤلفههای کیفیت کالبدی مسکن مطلوب در بافت حاشیۀ شهرها میباشد. روش گردآوری دادهها و استخراج مؤلفهها بهصورت کتابخانهای – اسنادی بوده است و از روش تحلیل محتوای کیفی متن و تجزیهوتحلیل توسط نرمافزار MAXQDA جهت دستهبندی مفهومی مؤلفهها و شناسایی معیارهای پژوهش و همچنین روابط بین مؤلفهها استفاده شده است. براساس نتایج پژوهش مؤلفهها در 8 معیار دوام، استحکام و مقاومت مسکن؛ تناسبات، ابعاد و اندازه؛ شکل، فرم و الگو؛ تسهیلات رفاهی؛ ایمنی و امنیت؛ تسهیلات بهداشتی؛ امکانات و خدمات؛ نمای ظاهری و سیمای بصری طبقهبندی شده است. روابط بین مؤلفهها نیز گویای این است که مؤلفههای جنس و نوع مصالح، وضعیت مصالح، سازه و اسکلت، قوانین و مقررات ساختوساز، امنیت مالکیت، مکانیابی مناسب، ایمنی در برابر مخاطرات طبیعی، ابعاد و اندازۀ فضاها، تعداد اتاق، نور و روشنایی، تهویۀ مناسب و جهتگیری بنا با یکدیگر بیشترین ارتباط را دارا میباشند. با توجه به یافتهها چنین به نظر میرسد که بین مؤلفههای کالبدی مسکن مطلوب رابطۀ مستقیم وجود دارد. همچنین ارتباط بین مؤلفهها حاکی از آن است که معیارهای دوام، استحکام و مقاومت؛ تناسبات، ابعاد و اندازه؛ شکل، فرم الگو؛ ایمنی و امنیت؛ تسهیلات رفاهی نیز با یکدیگر رابطۀ مستقیم دارند. | ||

| Today, due to the expansion of urbanization, more attention has been paid to meeting housing needs and improving its quantity than to qualitative and desirable housing issues. This issue is more evident in suburban housing, which is facing the problem of housing shortage. Therefore, the need to pay attention to qualitative components affecting the desirability of housing on the outskirts of cities is more important than ever. Since physical dimensions are the most objective issue in housing evaluation and planning, this research aims to explain and analyze the components of desirable physical quality of housing in the urban periphery. The method of data collection and component extraction was library-documentary, and qualitative text content analysis and analysis by MAXQDA software were used to conceptually categorize the components and identify research criteria and relationships between them. Based on the research results, the components are divided into eight criteria: durability, strength, and resistance of housing; proportions, dimensions, and size; shape, form, and pattern; welfare facilities; safety and security; health facilities; facilities and services; and appearance and visual appearance. The relationships between the components also indicate that the components of material type, condition of materials, structure and skeleton, construction laws and regulations, property security, appropriate location, safety against natural hazards, dimensions and size of spaces, number of rooms, light and illumination, and appropriate ventilation and orientation of the building are most closely related to each other. According to the findings, there is a direct relationship between the physical components of desirable housing. The relationship between the components also indicates that the criteria of durability, strength, and resistance; proportions, dimensions, and size; shape and pattern form; safety and security; and welfare facilities are also directly related to each other. | ||
